Please note that additional disbursements (third-party expenses) can vary depending on your specific transaction. The average disbursement costs mentioned above include expenses like proof of funds checks and bank transfer fees, local authority search fees

Additional Considerations:


  • If you're purchasing property or land registered in England above a certain price, you'll need to pay Stamp Duty Land Tax (SDLT). You can calculate your SDLT liability using the HMRC Stamp Duty Land Tax Calculator.



  • When purchasing unregistered land or property, it must be registered for the first time when you take ownership or mortgage it. Calculate the cost of registering land or property for the first time [here]. Land Registry Fees are applicable to all purchase and re-mortgage transactions in addition to disbursements.


  • VAT will be charged on our fees at the prevailing rate, currently 20%.

Sale:


  • Coordinating with the Selling Agent to prepare sales particulars
  • Preparing a comprehensive sales pack for the purchaser, including necessary documents
  • Drafting a contract and negotiating with the purchaser's solicitor
  • Assisting with mortgage redemption (if applicable)
  • Obtaining required consents for leasehold properties


Purchase:


  • In-depth legal title investigation and necessary property rights assessment
  • Conducting standard property searches
  • Providing a detailed report on our findings and advice on future ownership matters
  • Registering the property in your name at the Land Registry (subject to fees)
  • Securing the bank's charge (if relevant)


How long will it take?


How long will my property purchase  transaction take?


How long it will take from your offer being accepted until you can move in to your property will depend on a number of factors. The average process takes between 6-12 weeks.


It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8-12 weeks.


Re-Mortgage:


  • Title investigation as per your new bank's instructions
  • Obtaining new searches and replies to inquiries if needed
  • Liaising with your existing lender to remove their mortgage
  • Applying to the Land Registry to register the new lender's mortgage


Factors That May Affect Fees:

  • Urgency of the transaction
  • Property type (e.g., off-plan, newly built, leasehold)
  • Shared ownership involvement
  • Need for indemnity insurance
  • Buy-to-Let properties
